Frequently Asked Questions
What warranties should a roofing contract include?
Two: a workmanship warranty from the contractor, typically 5 to 10 years, and the manufacturer's materials warranty, often 25 to 50 years. Both should be written into the contract.
Who is responsible for roofing permits?
The contractor should obtain permits and pass inspections. Confirm this in the contract so permit issues do not become the homeowner's problem.
What is a change order in roofing?
A written amendment documenting changes to scope, materials, or price. It protects both sides — the owner from surprise costs and the contractor from unpaid extra work.
Why do I need lien waivers when paying a roofer?
Lien waivers prove suppliers and subcontractors were paid, preventing mechanic's liens on your home. Request one with every payment.
